Upper Michigan Lake Rentals LLC. Terms & Conditions
PAYMENTS:
RESERVATION DEPOSIT: A 50% reservation deposit is required to confirm your reservation (check, cash, credit).
SECURITY DEPOSIT. Any loss or damage to Upper Michigan Lake Rentals properties can be deducted from your deposit including but not limited to the following: number of guests exceeds that which is listed on the rental contract, excessive cleaning/laundry or rearranging furniture that has been moved, replacement of missing items from unit (including beach towels), soiling of towels, linens and carpets, soiled, missing or broken dishes, costs of cleaning beyond the normal, costs to replace keys and misuse of items belonging to the property.
PAYMENT: Remaining balance payment is due at check-in. If payment is not received at check-in, Upper Michigan Lake Rentals LLC has the right to cancel the reservation.
CANCELLATION/REFUNDS: All cancellations are fully refundable if cancellation notice is received greater than 30 days before your scheduled check-in date. All cancellations must be made in writing (fax or email acceptable). For cancellations less than 30 days, Reservation Deposit is forfeited (unless dates can be re-booked).
RENTAL TERMS:
Upper Michigan Lake Rentals LLC. unilaterally and at its sole discretion reserves the right to change or cancel the reservation for any reason with refunds made accordingly, in the event this property becomes unavailable for rent. Upper Michigan Lake Rentals LLC. agrees to use best efforts to secure an equivalent rental property. If this is not possible, Upper Michigan Lake Rentals LLC. reserves the right to cancel this reservation and return all monies to Guest(s).
Guest Agrees to allow Upper Michigan Lake Rentals LLC. and/or assignees the right to enter due to the following:
a) To make necessary or agreed repairs. b) To supply services agreed upon. c) If unit is for sale, we will give you 48 hours advance notice to show the unit at reasonable hours d) In case of an emergency, we reserve the right to enter at anytime for the purpose of safe keeping or prevention of further damage. Note: Please notify us if you will be absent from the property for more than 2 days.
Landlord Responsibility:
a) We will give you the right to occupy unit per agreement. b) We will provide and maintain appliances. We will not be liable for interruption of these services that is beyond our control. We will also not be responsible for interruption electricity, water, or gas beyond our control. Please promptly notify us of any problems. You may not end this agreement because of these interruptions.
Tenants Responsibility:
a) Notify us of any defects or problems. b) Use the unit as a place to live; you may not use it for any filmmaking, photo shoots, unlawful, improper, or offensive purpose. c) Furniture is not to be moved within or from the unit. d) No parties/functions within the rental property. e) PETS are permitted in rental cabins only with prior approval. $50 per pet fee may apply. All pets must be supervised at all times. Due to the Island terrain, a leash is highly recommended. Pet owners are responsible for cleaning up any/all pet refuse in the common lawn areas and paths. Pets are not allowed on furniture at any time. Any evidence of pets on furniture may incur extra cleaning fees. All pets must be up-to-date on rabies vaccinations and all other vaccinations. Heartworm prevention is highly recommended. All pets are to be treated with Advantage or similar topical flea and tick repellent three (3) days prior to arrival. Fleas and ticks are very rampant in this area and can cause harmful/fatal illness to humans and pets. All items above are the sole responsibility of the pet owner. The cabin owners assume no responsibility for illness or injury that humans or pets may incur while on the premises. f) No smoking within the unit. g) No shoes to be worn within the unit h) Please obey all house rules posted in unit. i) Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. j) The fireplace is a propane gas log fired firebox. Please do not throw any paper or other combustible materials in the fireplace. k) These cabins are on wells and septic systems. The mineral content in the water is high. During a drought, the well water may have an odor. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of up to five hundred dollars ($500). l) It is very important to maintain the beauty and natural landscape of Ramsey Island. It is the responsibility of the guests to do basic cleaning and remove garbage after each rental stay. This includes but is not limited to:
- General bagged garbage.
- Recyclables such as cans and glass.
- Dog waste must be picked up from any and all of the main walking areas, lawn areas or on any of the docks.
- Cigarette butts must be picked up and disposed of.
- Dishes must be loaded into dishwasher and run prior to vacating the property. Any additional dishes, pot and pans or implements must be cleaned and restored to their proper locations.
- Wet linens must be placed on or in the washing machine.
Miscellaneous:
a) Housekeeping services may be available by request only and will incur additional fees b) This contract is binding and cannot be modified or terminated by a sudden change of circumstance c) Changes: The booking agent must be notified of any changes as soon as possible for which there may be a service charge for each accepted change to the reservation d) You must leave unit on the date and time designated, unless prearranged, and any additional rent must be paid in advance e)Abandoned possessions: We will not be responsible for any of your personal effects left in the unit. We will be glad, if found, to mail them to you and have the right to deduct postage from your security deposit g) Unit may not be sublet or assigned without prior consent of Upper Michigan Lake Rentals LLC.
Travel Insurance
a) We highly recommend all guests purchase travel insurance. If you wish to purchase travel insurance, go to www.InsureMyTrip.com for details and to purchase.

Unfortunately we are not held responsible for any noise pollution including construction outside the perimeter of the property c) Weather in the State of Michigan is unpredictable. No refunds will be given for storms or weather related cancellations or delays resulting from inclement weather. We do not refund due to road conditions. d) Agent acts solely as agent for Owner, the Owner has final authority concerning all matters .
GUESTS FOR THEMSELVES AND THEIR RESPECTIVE HEIRS, PERSONAL REPRESENTATIVES, SUCCESSORS AND ASSIGNS, HEREBY RELEASE UPPER MICHIGAN LAKE RENTALS LLC., AND THEIR RESPECTIVE DIRECTORS, THE OWNER OF THE PROPERTY, OFFICERS, AGENTS, EMPLOYEES, SURETIES, INSURERS, INDEMNITOR, ATTORNEYS, SUCCESSORS AND ASSIGNS FROM ALL CLAIMS, DEMANDS, OR CAUSE OR THING WHATSOEVER RESULTING FROM OR IN CONNECTION WITH THE PROPERTY OF THIS RENTAL CONTRACT, INCLUDING WITHOUT LIMITATION ANY CLAIM, DEMAND OR CAUSE OF ACTION FOR PERSONAL INJURY OR DEATH AND ANY AND ALL LOSS, LIABILITY, COST AND EXPENSE RESULTING FROM ANY CLAIM, DEMAND, SUIT OR CAUSE OF ACTION WHICH MAY BE ASSERTED.
Changes to the TOS
Provider reserves the right to revise its policies at any time without notice.
